Partition sale shall be for four (4) separate properties, all kuleanas within a larger parcel. All of the parcels are subject to access via kuleana access as provided by Hawaii Revised Statute. None of the properties are served by any public utilities and it is strongly suggested any prospective bidder consult with an attorney to ascertain the obligations, rights and problems that may arise regarding kukeana properties. The properties are as follows:<\/p>\n

Parcel 17: TMK 4/5-1-004:014, Apana 1, RP 4838 LC AW 6313, being 5,227 square feet. No buildings of record.<\/p>\n

Parcel 19: TMK 4/5/1-004:019, Apana 2, RP 4838 LC AW 6313, being 12,632 square feet. No buildings of record.<\/p>\n

\nTERMS<\/p>\n

Each Property to be sold separately and to be sold "AS IS" by public auction with NO UPSET PRICE. Purchaser is expected to examine the property and investigate the same prior to bidding and to consult an attorney regarding the nature of the property and partition sales. Successful bidder is required to pay 10% of the bid price in cash, certified check or cashier’ s check at the close of the auction with the balance payable concurrently with the delivery of the documents transferring title. The purchaser shall pay the costs of conveyances, recordation, delinquent property taxes, if any, title insurance, if desired, and conveyance taxes, and shall pay for and be responsible for securing possession of the property. Successful purchaser may request the use of escrow and such purchaser shall be responsible for the costs.<\/font><\/p>\n

Prospective purchasers are to turn into second Koolau Road/Kuio Highway intersection nearest Kilauea and park near the Pilaa gate nearest Kuhio Highway.<\/p>\n

Note that a number of these properties have access that is dangerous and in the event of rain, one or more of the properties will not be accessible.
